MOTION:IHLL June 24,1997 <br />Regular Meeting <br />SECOND:JENKINS Ord.No,97-65 <br />RE:REZONING #97-0016,HOADLY ROAD HIGHWAY CORRIDOR <br />OVERLAY DISTRICT (COLES,BRENTSVILLE AND NEABSCO <br />MAGISTERIAL DISTRICTS) <br />ACTION:APPROVED <br />WHEREAS,this is a proposal to establish a Highway Corridor Overlay District <br />(HCOD)along Hoadly Road from the Prince William Parkway to Route 234 (Dumfries Road). <br />The overlay district will apply to property having a boundary located within 500 feet of the <br />Hoadly Road right-of-way and will be established in accordance with Part 503 of the Zoning <br />Ordinance and Section 1000 of the Design and Construction Standards Manual,in the Coles, <br />Brentsville and Neabsco Magisterial Districts;and <br />WHEREAS,staff has reviewed the subject application and recommends <br />approval as stated in their staffreport prepared March 19,1997;and <br />WHEREAS,the Planning Commission held public hearings on this item on <br />April 3,1997 and May 21,1997,and recommends approval,as stated in Res,No.97-052;and <br />WHEREAS,a public hearing,duly advertised in a local newspaper for a period <br />of two weeks,was held on June 24,1997,and interested citizens were heard;and <br />WHEREAS,general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW,THEREFORE,BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Rezoning #97-00 16,Hoadly Road Highway Corridor <br />Overlay District and does hereby establish a “Suburban Arterial”category Highway Corridor <br />Overlay District with boundaries set 500 feet back along Hoadly Road between the Prince <br />William Parkway and Spriggs Road,and a “Rural Arterial”category Highway Corridor Overlay <br />District with boundaries set 500 feet back along Hoadly Road between Spriggs Road and Route <br />234; <br />BE IT FURTHER ORDAINED that the Board of County Supervisors’ <br />approval and adoption of any conditions or proffers does not relieve the applicant and/or <br />subsequent developers from compliance with the provisions of any applicable ordinances, <br />regulations,or adopted standards.
