MOTION:THOMPSON May 20,1997 <br />Regular Meeting <br />SECOND:CADDIGAN Ord,No.97-50 <br />RE:REZONING #96-0011,NOKESVILLE ROAD (ROUTE 28)HIGHWAY <br />CORRIDOR OVERLAY DISTRICT (BRENTSVILLE MAGISTERIAL <br />DISTRICT) <br />ACTION:APPROVED <br />WHEREAS,this is a proposal to establish a Highway Corridor Overlay District <br />(HCOD)along Nokesville Road (Route 28)from Route 234 Bypass to realigned Vint Hill <br />Road.The overlay district will apply to property having a boundary located within 500 feet of <br />the Route 28 right-of-way and will be established in accordance with Part 503 of the Zoning <br />Ordinance and Section 1000 of the Design and Construction Standards Manual,in the <br />Brentsville Magisterial District;and <br />WHEREAS,staff has reviewed the subject application and recommends <br />approval as stated in their staff report prepared February 19,1997;and <br />WHEREAS,the Planning Commission held a public hearing on this item on <br />January 8,1997,and continued the public hearing to March 5,1977;and <br />WHEREAS,the Planning Commission continued the public hearing on this <br />item on March 5,1997,and recommends approval,as stated in Res,No.97-023;and <br />WHEREAS,a public hearing,duly advertised in a local newspaper for a period <br />of two weeks,was held on May 20,1997,and interested citizens were heard;and <br />WHEREAS,general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW,THEREFORE,BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Rezoning #96-0011,Nokesville Road (Route 28) <br />Highway Corridor Overlay District and does hereby establish an “Urban Arterial”category <br />Highway Corridor Overlay District with boundaries set 500 feet back along Nokesville Road <br />(Route 28)between the Route 234 Bypass and Bethlehem Road,and a “Suburban Arterial” <br />category Highway Corridor Overlay District with boundaries set 500 feet back along <br />Nokesville Road (Route 28)between Bethlehem Road and 500 feet beyond the proposed <br />intersection with realigned Vint Hill Road;
