MOTION: COVINGTON December 7, 2010 <br />Regular Meeting <br />SECOND: NOHE Ord. No. 10 -61 <br />RE: COMPREHENSIVE PLAN AMENDMENT #PLN2009- 00269, GLEN - <br />GERY — BRENTSVILLE MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a proposed amendment to the Comprehensive Plan to <br />change the Long -Range Land Use designation of ± 129.44 acres from Flexible Use <br />Employment Center (FEC) ± 4.52 acres of Neighborhood Commercial (NC) and ±2.31 acres of <br />Suburban Residential Low (SRL) to ±133.8 acres of Industrial Employment (IE) and ±2.47 <br />acres of SRL. The area designated as Environmental Resource (ER) approximately 19.81 <br />acres, will remain ER. The + /- 2.47 -acre portion of the site planned SRL, will be designated in <br />the proffers of the companion rezoning (REZ 4PLN2010 -00141 Glen -Gery Godwin Property) <br />as permanent open space. The site is located on the south side of Godwin Dr., approximately <br />840 ft. east of the intersection of Godwin Dr. and Gateway Blvd. The site is identified on <br />County maps as GPINs 7695 -62 -0648 and 7695 -63 -8841, is zoned A -1, Agricultural and is <br />within the Airport Safety Overlay District; and <br />WHEREAS, under Section 15.2 -2229 of the Virginia Code, the Board of <br />County Supervisors may consider amendments to the Comprehensive Plan; and <br />WHEREAS, on March 17, 2009, the Board of County Supervisors initiated <br />review of the requested Comprehensive Plan Amendment as part of the annual 2009 <br />comprehensive plan amendment initiation process; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission, at its public hearing on October 20, <br />2010, recommended approval, as stated in Planning Commission Res. No. 10 -158; and <br />WHEREAS, a Board of County Supervisors' public hearing, duly advertised in <br />a local newspaper for a period of two weeks, was held on December 7, 2010, and interested <br />citizens were heard; and <br />WHEREAS, the proposed Comprehensive Plan designation of IE and SRL is <br />compatible with the surrounding development; and <br />WHEREAS, general welfare and good zoning practices are served by the <br />approval of the application; <br />
