MOTION: STIRRUP October 26, 2010 <br />Regular Meeting <br />SECOND: NOHE Ord. No. 10 -51 <br />RE: REZONING #PLN2010- 00456, HERITAGE HUNT COMMERCIAL — <br />LAND BAY D — GAINESVILLE MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request to rezone +/ -1.97 acres from A -1, Agricultural to <br />PBD, Planned Business District as an addition to Land Bay D of Heritage Hunt and amend the <br />proffers for PRA #PLN2003 -00046 on 27.06 acres to expand the area of Land Bay D. The site <br />is located on the south side of Heathcote Boulevard, ±1,920 feet west of Route 29. The site is <br />identified on County maps as GPINs 7397 -76 -8566, 7397 -77 -8335, 7397 -87 -0434, 7397 -87- <br />6611, 7397 -86 -1554, 7397 -86 -6252, 7397 -87 -3927, 7397 -86 -8947, 7397 -86 -3678, and 7397- <br />77 -8803, is designated Regional Employment Center in the Comprehensive Plan and is part of <br />the I -66 Route 29 Sector Plan; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission, at its public hearing on September 1, <br />2010, recommended approval, as stated in Res. No. 10 -125; and <br />WHEREAS, a Board of County Supervisors' public hearing, duly advertised in <br />a local newspaper for a period of two weeks, was held on October 26, 2010, and interested <br />citizens were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve REZ #PLN2010- 00456, Heritage Hunt Commercial <br />Land Bay D, subject to the proffers dated July 21, 2010; <br />BE IT FURTHER ORDAINED that the Board of County Supervisors' <br />approval and adoption of any proffers does not relieve the applicant and /or subsequent owners <br />from compliance with the provisions of any applicable ordinances, regulations, or adopted <br />standards. <br />1 <br />
