No. 10 -38 <br />MA <br />ACTION: <br />REZ 9PLN2009- 00016, WELLINGTON PARK - BRENTSVILLE <br />MAGISTERIAL DISTRICT <br />APPROVED <br />WHEREAS, this is a request to rezone +/- 11.1 acres from M -2, Light Industrial <br />to B -1, General Business, to allow the development of an indoor recreation facility, office, and <br />retail. The site is located on the northwest quadrant of the Wellington Rd. and Balls Ford Rd. <br />intersection, is bounded by Piney Branch Lane to the north, Balls Ford Rd. to the east and <br />Wellington Rd. to the south, is identified as GPINs 7496 -89 -6488 and 7497 -80 -6210, and is <br />designated EI, Industrial Employment, in the Comprehensive Plan; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission, held a public hearing on this item on <br />December 16, 2009, and recommends approval, as stated in Planning Commission Res. No. 09- <br />0137; and <br />WHEREAS, the Prince William Board of County Supervisors' public hearing, <br />duly advertised in a local newspaper for a period of two weeks, was held on July 27, 2010 and <br />interested citizens were heard; and <br />WHEREAS, general welfare and good zoning practices are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve REZ #PLN2009- 00016, Wellington Park, subject to <br />proffers dated July 20, 2010; <br />BE IT FURTHER ORDAINED that the Prince William Board of County <br />Supervisors' approval and adoption of any proffers does not relieve the applicant and/or <br />subsequent owners from compliance with the provisions of any applicable ordinances, <br />regulations, or adopted standards. <br />
