MOTION:THOMPSON January 7,1997 <br />Regular Meeting <br />SECOND:BARG Ord,No,97-2 <br />RE:SPECIAL USE PERMIT #97-0009,BRAEMAR SIGNS (BRENTSVILLE <br />MAGISTERIAL DISTRICT) <br />ACTION:APPROVED SUBJECT TO CONDITION <br />WHEREAS,this is a request to allow two phases of signs which will be used to <br />identi~’and market a residential planned community and specific developer-projects within the <br />community.The proposal is for a 993-acre portion ofthe 1123-acre Braemar (formerly <br />Saybrooke)Residential Planned Community.The sign plan will not apply to the remaining 131 <br />acres owned by others.The site is located on the north and south sides of Linton Hall Road, <br />approximately 1 mile northwest ofRoute 28,in the Brentsville Magisterial District;and <br />WHEREAS,staff has reviewed the subject application and recommends <br />approval as stated in their staff report prepared November 20,1996;and <br />WHEREAS,the Planning Commission held a public hearing on this item on <br />December 4,1996 and recommended approval as stated in Res.No.96-154;and <br />WHEREAS,a public hearing,duly advertised in a local newspaper for a period <br />of two weeks,was held on January 7,1997,and interested citizens were heard;and <br />WHEREAS,general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW,THEREFORE,BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Special Use Permit #97-0009,Braemar Signs,subject <br />to the following conditions: <br />1.All neighborhood,sub-neighborhood,temporary marketing and temporary builder model <br />signs installed on the property shall be in conformance with the sign plans prepared by <br />Land Planning and Design Group Inc.,titled Braemar Illustrative Signage Drawings <br />(Exhibit B),dated August 25,1996 and Braemar Site Signage Plan (Exhibit C),dated <br />October 29,1996 and the conditions of this special use permit.The signs shall be uniform <br />in style,materials,color,and type of lettering.Signs within each of the 4 categories of <br />sign types,as depicted in the sign plans,shall also be uniform in design and size for that <br />category.In addition,the following shall also apply: <br />(a)Phase I of the sign program for approximately 322 acres of Braemar shall be in <br />conformance with Exhibit A ofthis special use permit. <br />(b)Phase II of the sign program for all or parts of the approximately 670 acres of <br />Braemar shall be submitted to the Zoning Administrator for review and approval of <br />the quantity and location of all neighborhood,sub-neighborhood,temporary <br />marketing,and temporary builder model signs.The Zoning Administrator shall <br />review the Applicant’s submission(s)for signage in Phase II and pennit signs only of <br />the same categories used in Phase I and in same kinds of locations as permitted in
