MOTION: JENKINS December 20, 2005 <br />Regular Meeting <br />SECOND: CADDIGAN Ord. No. 05-96 <br />RE: REZONING #PLN2005-00298, AMERICAN FIRE EQUIPMENT — <br />NEABSCO MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request to rezone ±6.08 acres from A-1, Agricultural, to <br />M-1, Heavy Industrial, to allow, pursuant to the proffers dated December 6, 2005, either <br />construction of a maximum 50,000 square foot building to house emergency vehicle repair, <br />service, maintenance, and sales and administrative offices (Alternative A) or other uses <br />permitted in the M-1 district, subject to the development standards, which are not specifically <br />prohibited in the proposed proffers (Alternative B). The site is located in the northwest <br />quadrant of the intersection of Potomac Mills Road and Telegraph Road (Parcel A) and <br />between Telegraph Road and I-95 directly north of Potomac Mills Road (Parcel B)_ The site is <br />identified on County maps as GPINs 8291-75-7448 and 8291-75-1759. The site is designated <br />Regional Employment Center in the Comprehensive Plan; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission, at its public hearing on November 2, <br />2005, recommended approval, as stated in Planning Commission Res. No. 05-122; and <br />WHEREAS, a Prince William Board of County Supervisors' public hearing, <br />duly advertised in a local newspaper for a period of two weeks, was held on December 20, <br />2005, and interested citizens were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE,, RF. IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Rezoning #PLN2005-00298, American Fire <br />Equipment, subject to the proffers dated December 6, 2005; <br />BE IT FURTHER ORDAINED that the Prince William Board of County <br />Supervisors' approval and adoption of any conditions does not relieve the applicant and/or <br />subsequent owners from compliance with the provisions of any applicable ordinances, <br />regulations, or adopted standards. <br />
