MOTION: BARG December 20, 2005 <br />Regular Meeting <br />SECOND: CARDIGAN Ord. No. 05-94 <br />RE: REZONING #PLN2005-00565, RIVERGATE PROPERTY — <br />WOODBRIDGE MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request to rezone ±13.79 acres from B-1, General <br />Business, and M-1, Heavy Industrial, to PMR, Planned Mixed Residential, to develop up to 720 <br />residential units in three high-rise buildings for a density of 52.6 units per net acre. The site is <br />located at the northwest corner of Annapolis Way and Marina Drive, and is identified on <br />County maps as GP1Ns 8492-08-9965, 8492-18-1735, 8492-18-1889, 8492-18-5293, and 8492- <br />19-4333(part). The site is located within the boundaries of the Potomac Communities <br />Revitalization Plan and is designated Urban Mixed Use; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission, at its public hearing on November 16, <br />2005, recommended approval, as stated in Planning Commission Res. No. 05-145; and <br />WHEREAS, a Prince William Board of County Supervisors' public hearing, <br />duly advertised in a local newspaper for a period of two weeks, was held on December 20, <br />2005, and interested citizens were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Rezoning #PLN2005-00565, Rivergate Property, <br />subject to the proffers dated December 2, 2005; <br />BE IT FURTHER ORDAINED that the Prince William Board of County <br />Supervisors' approval and adoption of any conditions does not relieve the applicant and/or <br />subsequent owners from compliance with the provisions of any applicable ordinances, <br />regulations, or adopted standards. <br />
