MOTION: BARG October 41, 2005 <br />Regular Meeting <br />SECOND: STEWART Ord. No. 05-71 <br />RE: SPECIAL USE PERMIT ##PLN2005-00357, PAIK AUTO SERVICE - <br />WOODBRIDGE MAGISTERIAL DISTRICT <br />WHEREAS, this is a request to operate a motor vehicle service facility, <br />consisting of 4,060 square feet of building area and 20 parking spaces, within the Station Plaza <br />shopping center, on approximately 0. IS acres of an approximately 13.37 -acre site, identified on <br />County maps as GPIN 8492-06-1355. The site is located within the Potomac Communities <br />Revitalization Plan area and is designated Urban Mixed Use (UMU), which recommends a mix <br />of medium to high density residential, office/employment, and recreational uses. The subject <br />site is zoned B-1, General Business, which allows a variety of retail and service uses; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission held a public hearing on this item on <br />September 7; 2005, and recommends approval, as stated in Planning Commission Res. No. 05- <br />089; and <br />WHEREAS, a Board of County Supervisors' public hearing, duly advertised in <br />a local newspaper for a period of two weeks, was held on October 4, 2005, and interested <br />citizens were heard; and <br />WiJEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve SUP #PLN2005-00387, Paik Auto Service, subject to <br />the conditions dated September 12, 2005; <br />BE IT FURTHER ORDAINED that the Board of County Supervisors' <br />approval and adoption of any conditions does not relieve the applicant and/or subsequent <br />owners from compliance with the provisions of any applicable ordinances, regulations, or <br />adopted standards. <br />
