MOTION: COVINGTON September 6, 2005 <br />Regular Meeting <br />SECOND: STIRRUP Ord. No. 05-61 <br />RE: SPECIAL USE PERMIT (SUP) #PLN2005-00418, SIENA CORPORATION <br />(EZSTORAGE) — BRENTSVILLE MAGISTERIAL DISTRICT <br />ACTION: APPROVED I <br />WHEREAS, this is a request to allow development that exceeds the stipulated <br />FAR (floor area ration) for the M-1 district, an increase in FAR from 0.50 to 0.85. The <br />applicant proposes a by -right self -storage center with an office and a caretaker's residence, not <br />to exceed 136,596 square feet. This SUP request includes an alternative site design that would <br />also allow a pad site near the Route 29 frontage for a 3,500 square foot building with uses <br />restricted by the proposed conditions as an office use. The applicant is also requesting <br />modification of the requirements from the sign regulations to allow four fagade sips, in excess <br />of the number allowed pursuant to the HCOD regulations, but within the overall sip area <br />allowed for the self storage use. The site is located on the north side of Lee Highway, <br />identified <br />approximately 750 feet east of the intersection with Virginia Oaks Drive. The site is identif <br />on County maps as GPIN 7397-44-5421. The site is designated Community Employment <br />Center (CEC) on the Comprehensive Plan and is located within the 1-66/Route 29 Sector Plan; <br />and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission held a public hearing on this item on <br />June 15, 2005, and recommended approval, as stated in Planning Commission Resolution <br />Number 05-067; and <br />WHEREAS, a Board of County Supervisors' public hearing, duly advertised in <br />a local newspaper for a period of two weeks, was held on September 6, 2005, and interested <br />citizens were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve SUP #PLN2005-00418, Siena Corporation <br />(ezStorage), subject to the conditions dated July 11, 2005; <br />BE IT FURTHER ORDAINED that the Prince William Board of County <br />Supervisors' approval and adoption of any conditions does not relieve the applicant and/or <br />subsequent owners from compliance with the provisions of any applicable ordinances, <br />regulations, or adopted standards. <br />
