MOTION: BARG <br />SECOND: CARDIGAN <br />August 2, 2005 <br />Regular Meeting <br />Ord. No. 05-56 <br />RE: REZONING (REZ) #PLN2004-00337, CAROLINE VILLAGE @ RIPPON <br />— WOODBRIDGE MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request to rezone approximately 20 acres from RPC -C, <br />Residential Planned Community— Commercial, and RPC-MHD, Residential Planned <br />Community — Medium -High Density, to PMR, Planned Mixed Residential, to allow the <br />development of up to 360 multi -family units in a condominium regime. The site is located on <br />the northeastern corner of the intersection of Jefferson Davis Highway and Rippon Boulevard, <br />and identified on County maps as GPIN 8391-12-7821; and <br />WHEREAS, the subject site is located within the Potomac Communities <br />Revitalization Plan area and is designated Urban Residential High (URE) and Residential <br />Planned Community (RPC), with Environmental Resource (ER) overlay. URH recommends a <br />density of 20 to 30 units per acre; ER provides guidance for development of environmentally <br />sensitive areas; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission held a public hearing on this item on <br />July 20, 2005, and recommends approval, as stated in Planning Commission Resolution <br />Number 05-080; and <br />WHEREAS, a Board of County Supervisors' public hearing, duly advertised in <br />a local newspaper for a period of two weeks, was held on August 2, 2005, and interested <br />citizens were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve REZ #PLN2004-00337, subject to the proffers dated <br />July 21, 2005, except #10C; <br />BE IT FURTHER ORDAINED that the Board of County Supervisors' <br />approval and adoption of any conditions does not relieve the applicant and/or subsequent <br />owners from compliance with the provisions of any applicable ordinances, regulations, or <br />adopted standards. <br />
