SECOND: <br />RE: <br />ACTION: <br />June 28, 2005 <br />Aegular Meeti <br />PROFFER AMENDMENT #PLN2005-00438, HUNTERS RIDGE SEC 33 <br />LOT 1 - COLES MAGISTERIAL DISTRICT <br />rxoag�y m c <br />WHEREAS, this is a request to amend Proffer 5.d associated with REZ <br />#PLN2001-00037 to maintain a 25 -foot wide buffer along the eastern property line of Lot I <br />identified as GPIN 8093-41-2690, and to allow a fence, underground propane tank, drainfield, <br />and utility crossings within the reduced buffer area. The site is located at the southeastern <br />comer of the intersection of Genie Terrace and Bren Forest Way, and is identified as GPIN <br />#8093-41-2690. The site is zoned SR -1, Semi -Rural Residential, and is designated Semi -Rural <br />Residential, SRR, in the Comprehensive Plan; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission held a public hearing on this item on <br />May 18, 2003, and recommends approval, as stated in Planning Commission Res. No. 05-054; <br />and <br />WHEREAS, a public hearing, duly advertised in a local newspaper for a period <br />of two weeks, was held on June 28, 2005, and interested citizens were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve PRA #PLN2005-00438, Hunters Ridge See 3, Lot 1, <br />subject to the proffers dated May 18, 2005; <br />BE IT FURTHER ORDAINED that the Prince William Board of County <br />Supervisors' approval and adoption of any conditions does not relieve the applicant and/or <br />subsequent owners from compliance with the provisions of any applicable ordinances, <br />regulations, or adopted standards. <br />
