MOTION: BARG May 17, 2005 <br />Regular Meeting <br />SECOND: CADDIGAN Ord. No. 05-36 <br />RE: REZONING #PLN2004-00189, POTOMAC HEIGHTS — WOODBRIDGE <br />MAGISTERIAL DISTRICT <br />ACTION° APPROVED <br />WHEREAS, this is a request to rezone approximately ±9.05 acres from B-1, <br />General Business, to PMR, Planned Mixed Residential, to develop 288 multi -family units at a <br />density of 31.82 units per gross acre. The site is located at the southeast intersection of <br />Jefferson Davis Highway (US Route 1) and Delaware Drive. The site is identified on County <br />maps as GPINs 8391-24-7404 and 8391-34-0800. The site is located within the Potomac <br />Communities and is designated Urban Residential High (URH) with Environmental Resource <br />(ER) in the Comprehensive Plan; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission held a public hearing on this item on <br />April 20, 2005, and recommends approval, as stated in Planning Commission Res. No. 05-043; <br />and <br />WHEREAS, a Board of County Supervisors' public hearing, duly advertised in <br />a local newspaper for a period of two weeks, was held on May 17, 2005, and interested citizens <br />were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Rezoning #PLN2004-00189, Potomac Heights, <br />subject to the proffers dated April 7, 2005; <br />BE IT FURTHER ORDAINED that the Board of County Supervisors' <br />approval and adoption of any conditions docs not relieve the applicant and/or subsequent <br />owners from compliance with the provisions of any applicable ordinances, regulations, or <br />adopted standards. <br />
