MOTION: BARG May 17, 2005 <br />Regular Meeting <br />SECOND: CARDIGAN Ord. No. 05-35 <br />RE: REZONING #PLN2004-00349, POTOMAC CLUB II — WOODBRIDGE <br />MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request to rezone and redevelop approximately 31.54 <br />acres from B-1, General Business, with a Highway Corridor Overlay District (HCOD) to PMR, <br />Planned Mixed Residential, with an HCOD, to allow up to 654 units in a planned, multi -family, <br />residential community, at a density of 20.74 units per gross acre. The site is located on the <br />west side of Jefferson Davis Highway (US Route 1), north of its intersection with Dale <br />Boulevard. The site is identified on County maps as GPIN 8391-02-7572. The site is <br />designated Urban Residential Medium (URM) and Public Open Space Passive (POSP) in the <br />Comprehensive Plan; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission held a public hearing on this item on <br />April 20, 2005, and recommends approval, as stated in Planning Commission Res. No. 05-042; <br />and <br />WHEREAS, a Board of County Supervisors' public hearing, duly advertised in <br />a local newspaper for a period of two weeks, was held on May 17, 2005, and interested citizens <br />were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors docs hereby approve Rezoning #PLN2004-00349, Potomac Club II, <br />subject to the proffers dated April 29, 2005; <br />BE IT FURTHER ORDAINED that the Board of County Supervisors' <br />approval and adoption of any conditions does not relieve the applicant and/or subsequent <br />owners from compliance with the provisions of any applicable ordinances, regulations, or <br />adopted standards. <br />
