MOTION: NOHE April 5, 2005 <br />Regular Meeting <br />SECOND. COVINGTON Ord. No. 05-27 <br />RE: REZONING #PLN2004-00350, POSEY CANOVA PROPERTY - <br />COLES MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request to rezone +/- 17.95 acres from A-1, Agricultural, <br />to SR -1, Semi -Rural Residential. The site is located on the west side of Canova Drive, <br />approximately 600 feet north of its intersection with Whitting Drive, and is identified as GPIN <br />#7892-47-9136. The site is designated Semi -Rural Residential in the Comprehensive Plan; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission duly ordered, advertised, and held a <br />public hearing on this item on February 19, 2005, at which time public testimony was received <br />and the merits of the above -referenced rezoning were considered. The public hearing was <br />closed and the Planning Commission recommended the case be deferred to March 2, 2005, to <br />allow staff and the Applicant to prepare additional information as requested by the Planning <br />Commission; and <br />WHEREAS, the Planning Commission duly ordered, advertised and held a <br />public hearing on March 2, 2005, at which time the Planning Commission recommended <br />approval, as stated in Planning Commission Res. No. 05-029; and <br />WHEREAS, a public hearing, duly advertised in a local newspaper for a period <br />of two weeks, was held on April 5, 2005, and interested citizens were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Rezoning #PLN2004-00350, Posey Canova Property, <br />subject to the proffers dated March 10, 2005; <br />BE IT FURTHER ORDAINED that the Board of County Supervisors' <br />approval and adoption of any conditions does not relieve the applicant and/or subsequent <br />owners from compliance with the provisions of any applicable ordinances, regulations, or <br />adopted standards. <br />
