MOTION: CADDIGAN November 21, 2006 <br />Regular Meeting <br />SECOND: BARG Ord. No. 06-99 <br />RE: PROFFER AMENDMENT 4PLN2006-40194, HARBOR STATION <br />SOUTH AMENDMENT — DUMFRIES AND WOODBRIDGE <br />MAGISTERIAL DISTRICTS <br />ACTION: APPROVED <br />WHEREAS, this is a request to amend the proffers of REZ #PLN2000-04077, <br />Southbridge, as they pertain to ±742 aures on the Cherry Hill peninsula. The amendments <br />include a reconfiguration of the Planned Mixed Residential, PMR, and Planned Business <br />District, PBD, areas on the master zoning plan, as well as changes relating to building heights, <br />road configurations, community facilities, open space and trails. The site is located on the <br />Cherry Hill peninsula, east of US Route 1, and is identified on County maps as <br />GPINs 8288-88-1665, 8289-91-1918, 838818-4994, 8389-00-0137, -11-0841, <br />-16-5368, -41-3404, -42-9772, -52-0622, -1394, -1680, -1849, -2672, -4232, and -5473, and is <br />designated Semi Rural Residential, Suburban Residential Low, Suburban Residential Medium, <br />Suburban Residential High, Neighborhood Commercial, office, Community Employment <br />Center, Regional Employment Center, and Environmental Resource; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission, at its public hearing on October 4, <br />2006, recommended approval, as stated in Planning Commission Res. No. 06-155; and <br />WHEREAS, a Prince William Board of County Supervisors' public hearing, <br />duly advertised in a local newspaper for a period of two weeks, was held on November 21, <br />2006, and interested citizens were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve PRA #PLN2006-00194, Harbor Station South <br />Amendment, subject to the proffers dated November 3, 2006, with the exception of 417a; <br />BE IT FURTHER ORDAINED that the Prince William Board of County <br />Supervisors' approval and adoption of any proffers does not relieve the applicant and/or <br />subsequent owners from compliance with the provisions of any applicable ordinances, <br />regulations, or adopted standards unless specifically waived in the proffers. <br />
