No. 05-95 <br />SECOND: BARG <br />RE: MAIN MOTION - REZONING ## LN2i0CT 00407, CATON'S RIDGE- <br />OCCO4UAN MAGISTERIAL DI <br />ACTION: APPROVED <br />WHEREAS, this is a request to rezone +/- 29.77 acres from A-1, Agricultural, <br />to PLAID, Planned Mixed District, to permit a maximum of 367,940 square feet of office <br />development including up to 12.6% retail floor space, a maximum of 224 multi -family <br />dwelling units, and a maximum of 20 live/work units. The nonresidential buildings will be a <br />minimum of three stories, except for Building 2, which will be one story. The subject site is <br />located between Caton Hill Road and Minnieville Road, approximately 875 feet east of their <br />intersection. The SUI' site is identified on County maps as GPINs 8292-75-1366, <br />8292-65-0454, 8292-65-4416, 8292-65-5360, <br />8292-65-6975, 8292-65-2663, 8292-65-4237, <br />8292-75-0499, 8292-76-2104, 8292-75-3385, 8292-65-8621 and 8292-65-8944. The subject <br />site is designated Regional Employment Center (REC) and is part of the Parkway Employment <br />Center Sector Plan; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission held a public hearing on this item on <br />September 6, 2006, and after failure#when a motion t recommend a���i wase Planning <br />sannings stated <br />Commission on September 20, 204 <br />in Planning Commission Res. No. 06-143; and <br />WHEREAS, a Prince William Board of County Supervisors' public hearing, <br />duly advertised in a local newspaper for a period of two weeks, was held on October 24, 2006, <br />and interested citizens were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Rezoning #PLN2005-00407, Caton's Ridge, subject <br />to the proffers dated October 16, 2006, and <br />BE IT FURTHER ORDAINED that the Prince William Board of County <br />Supervisors' approval and adoption of any conditions does not relieve the applicant and/or <br />subsequent owners from compliance with the provisions of any applicable ordinances, <br />regulations, or adopted standards. <br />STATEMENT OF DISCLOSURE PRIOR TO VOTE: MARTIN E.
