MOTION: JENKINS October 3, 2005 <br />Regular Meeting <br />SECOND: BARG Ord. No. 06-89 <br />RE: SPECIAL USE PERMIT #PLN2006-00592, POTOMAC FESTIVAL II <br />SIGN PACKAGE — NEABSCO MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request for a special use permit to allow modifications <br />from the County's signage requirements in accordance with Sec. 32-250.23 of the Zoning <br />ordinance to permit directional signage (i.e., signs with an arrow directing traffic to a use or <br />area) in excess of three feet in height and secondary signage (i.e., no parking signs) in excess of <br />five feet in height. In addition, the proposal would allow seven banners on light poles. All <br />other signage shown on the Special Use Permit (SUP) plan and sign package is permitted by <br />the zoning ordinance and requires no modifications to the County's sign standards. The f 8.2 - <br />acre site is located on the north side of Potomac Mills Road, southwest of its intersection with <br />Opitz Boulevard. The site is identified on County maps as GP1Ns 8291-67-4449 and 8291-67- <br />6639, is zoned B-1, General Business with proffers, and A-1, Agricultural, and is designated <br />Regional Employment Center; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission, at its public hearing on September 6, <br />2006, recommended approval, as stated in Planning Commission Res. No. 06-135; and <br />WHEREAS, a Prince William Board of County Supervisors' public hearing, <br />duly advertised in a local newspaper for a period of two weeks, was held on October 3, 2005, <br />and interested citizens were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve SUP #PLN2006-00592, Potomac Festival II Sign <br />Package, subject to the conditions dated September 15, 2006; <br />BE IT FURTHER ORDAINED that the Prince William Board of County <br />Supervisors' approval and adoption of any proffers does not relieve the applicant and/or <br />subsequent owners from compliance with the provisions of any applicable ordinances, <br />regulations, or adopted standards. <br />
