MOTION STIRRUP September 5, 2006 <br />Regular Meeting <br />SECOND: STEWART Ord. No. 06-81 <br />RE: REZONING #PLN2006-00126, BALLS FORD BUSINESS PARK - <br />GAINESVILLE MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request to rezone +/- 7.68 acres from A-1, Agricultural, to <br />O(H), Office High Rise, for development of two four story office buildings and one four story <br />hotel, with up to 115 guest rooms. The properties are located on the north side of Balls Ford <br />Road, approximately 450 feet from its intersection with Ashton Ave. The site is designated <br />REC, Regional Employment Center, in the Comprehensive Plan, zoned A-1, Agricultural, and <br />consists of two parcels with approximately 7.68 acres, identified on county maps as GPINs <br />#7597-85-9877 and 7597-95-3606; <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission held a public hearing on this item on <br />July 19, 2006, and recommends approval, as stated in Res. No. 06-125; and <br />WHEREAS, a public hearing, duly advertised in a local newspaper for a period <br />of two weeks, was held on September 5, 2006 and interested citizens were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve REZ #PLN2006-00126, Balls Ford Business Park, <br />subject to the conditions dated August 2, 2006; <br />BE IT FURTHER ORDAINED that the Board of County Supervisors' <br />approval and adoption of any conditions does not relieve the applicant and/or subsequent <br />owners from compliance with the provisions of any applicable ordinances, regulations, or <br />adopted standards. <br />
