No. 06-65 <br />RE: REZONING #PLN2006-00098, RIPPON CENTER — WOODBRIDGE <br />MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request to rezone ±11.04 acres from M-2, Light Industrial, <br />to PMR, Planned Mixed Residential, to allow the development of up to five hundred fifty high- <br />rise multi -family units, 250,000 square feet of employment/office space and 27,000 square feet <br />of retail space with structured parking. The site is located immediately south of the intersection <br />of Rippon Boulevard and Farm Creek Drive, adjacent to the Rippon VRE Station. The site is <br />within the Potomac Communities, but not within any of the three completed study areas. The <br />site is identified on County maps as GPINs 8390-89-3734 and 8390-89-8533, is within <br />Potomac Communities, and is designated Flexible Employment Center (FEC); and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission, at its public hearing on June 7, 2006, <br />recommended approval, as stated in Res. No. 06-097; and <br />WHEREAS, a Board of County Supervisors' public hearing, duly advertised in <br />a local newspaper for a period of two weeks, was held on July 11, 2006, and interested citizens <br />were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve REZ #PLN2006-00098, Rippon Center, subject to the <br />proffers dated July 11, 2006; <br />BE IT FURTHER ORDAINED that the Prince William Board of County <br />Supervisors' approval and adoption of any conditions does not relieve the applicant and/or <br />subsequent owners from compliance with the provisions of any applicable ordinances, <br />regulations, or adopted standards. <br />
