MOTION: BARG July 11, 2006 <br />Regular Meeting <br />SECOND: CADDIGAN Ord. No. 06-64 <br />RE: COMPREHENSIVE PLAN AMENDMENT (CPA) #PLN2004-00198 — <br />VRE COMMUTER VILLAGE AT RIPPON STATION — WOODBRIDGE <br />MAGISTERIAL DISTRICT <br />WHEREAS, under Section 15.2-2229 of the Code of Virginia, Ann., the Prince <br />William Board of County Supervisors may consider amendments to the 1998 Comprehensive <br />Plan; and <br />WHEREAS, the Prince William Board of County Supervisors initiated this <br />comprehensive plan amendment on March 16, 2004, at a residential density range of 30 to 50 <br />units per acre, with 50% of the project as a mix of office, retail, and transit facility uses, and <br />referred it to the Prince William County Planning Commission; and <br />WHEREAS, this is a request to amend the Long Range Land Use plan to <br />change +/ 18 acres from Flexible Employment Center and Public Land to Mass Transit Node; <br />and <br />WHEREAS, the property is located on both sides of Farm Creek Drive, south <br />of its intersection with Rippon Boulevard and is identified as GPINs 8390-88-6844, 8390-88- <br />9871, 8390-89-3734, 8389-89-3839, and 8390-89-8533; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />adoption of the comprehensive plan amendment; and <br />WHEREAS, at its June 7, 2006 public hearing, the Planning Commission <br />recommended adoption of CPA #PLN2004-00198, VRE Commuter Village at Rippon Station, <br />as stated in Resolution No. 06-096; and <br />WHEREAS, the Prince William Board of County Supervisors duly ordered, <br />advertised, and held a public hearing on July 11, 2006, at which time public testimony was <br />received and the merits of the above -referenced comprehensive plan amendment were <br />considered; and <br />WHEREAS, the Prince William Board of County Supervisors believes that <br />public general welfare as well as good planning practices are served by the adoption of this <br />comprehensive plan amendment; <br />
