MOTION: CADDIGAN <br />June 6, 2006 <br />Regular Meeting <br />SECOND: BARG Ord. No. 06-58 <br />RE: REZONING #PLN2004-00383, BRIARWOOD OVERLOOK — <br />DUMFRIES MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request to rezone approximately 6.21 acres from <br />unproffiered B-1, General Business, and unproffered R-16, Suburban Residential, to R-16 with <br />proffers, to allow up to 48 multi -family residential units, at a density of 14.6 units per net acre <br />and 7.7 units per gross acre. The site is located on the north side of Interstate Drive, <br />immediately west of its intersection with Briarwood Drive. The site is identified on County <br />maps as GPIN 8289-15-2081 (pt), is within the Dumfries Road HCOD, established after <br />February 20, 1996, is within Potomac Communities, and is designated Suburban Residential <br />High and Environmental Resource; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />'WHEREAS, the Planning Commission, at its public hearing on April 5, 2006, <br />recommended approval, as stated in Planning Commission Res. No. 06-062; and <br />WHEREAS, a Prince William Board of County Supervisors' public hearing, <br />duly advertised in a local newspaper for a period of two weeks, was held on June -6, 2006, and <br />interested citizens were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve REZ #PLN.2004-00383, Briarwood Overlook, subject <br />to the proffers dated May 17, 2006; <br />BE IT FURTHER ORDAINED that the Prince William Board of County <br />Supervisors' approval and adoption of any conditions does not relieve the applicant and/or <br />subsequent owners from compliance with the provisions of any applicable ordinances, <br />regulations, or adopted standards. <br />
