MOTION: STEWART April 18, 2006 <br />Regular Meeting <br />SECOND: NONE Ord. No. 06-46 <br />RE: SPECIAL USE PERMIT #PLN2006-00130, MILLS CORPORATION - <br />COSTCO WHOLESALE MOTOR VEHICLE FUEL STATION — <br />OCCOQUAN MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request to allow the construction of a 4 -pump island motor <br />vehicle fuel station, retail, containing two double -sided pumps each, for a total of 16 fueling <br />positions located under a canopy on the site of the proposed Costco parking area in Potomac <br />Mills Mall. The site is located on the north side of the intersection of Potomac Mills Circle and <br />New Bedford Way, ±600 feet northwest of the intersection of Gideon Drive and Telegraph <br />Road. The site is identified on County maps as GPIN 8291-79-1954 (pt), but the conditions of <br />the SUP apply only to the motor vehicle fueling station portion of the site. The site is <br />designated Regional Commercial Center; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission, at its public hearing on March 15, <br />2006, deferred the public hearing to April 5, 2006, to allow time to address additional issues <br />raised, as stated in Res. No. 06-057; and <br />WHEREAS, the Planning Commission, at its public hearing on April 5, 2006, <br />recommended approval, as stated in Planning Commission Res. No. 06-066; and <br />WHEREAS, a Prince William Board of County Supervisors' public hearing, <br />duly advertised in a local newspaper for a period of two weeks, was held on April 18, 2006, <br />and interested citizens were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Special Use Permit #PLN2006-00130, Mills <br />Corporation - Costco Wholesale Motor Vehicle Fuel Station, subject to the conditions dated <br />March 31, 2006; <br />BE IT FURTHER ORDAINED that the Prince William Board of County <br />Supervisors' approval and adoption of any conditions does not relieve the applicant and/or <br />subsequent owners from compliance with the provisions of any applicable ordinances, <br />regulations, or adopted standards. <br />
