MOTION: STEWART April 18, 2006 <br />Regular Meeting <br />SECOND: JENKINS Ord. No. 06-45 <br />RE: SPECIAL USE PERMIT #PLN2006-00129, MILLS CORPORATION - <br />COSTCO WHOLESALE TIRE CENTER — OCCOQUAN <br />MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request to permit a four -service bay motor vehicle parts <br />with service use (total building area 2,385 sq. ft.) for tire installation and sales within the <br />proposed Costco Wholesale building. The site is located +1,250 ft. northwest of the <br />intersection of Gideon Drive and Telegraph Road. The site is identified on County maps as <br />GPIN 8291-79-1954 (pt), but the conditions of the Special Use Permit (SUP) apply only to the <br />motor vehicle parts with service portion of the site. The site is designated Regional <br />Commercial Center; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission, at its public hearing on March 15, <br />2006, deferred the public hearing to April 5, 2006, to allow time to address additional issues <br />raised, as stated in Planning Commission Res. No. 06-056; and <br />WHEREAS, the Planning Commission, at its public hearing on April 5, 2006, <br />recommended approval, as stated in Planning Commission Res. No. 06-065; and <br />WHEREAS, a Prince William Board of County Supervisors' public hearing, <br />duly advertised in a local newspaper for a period of two weeks, was held on April 18, 2006, <br />and interested citizens were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve SUP #PLN2006-00130, Mills Corporation Costco <br />Wholesale Tire Center, subject to the conditions dated April 14, 2006; <br />BE IT FURTHER ORDAINED that the Prince William Board of County <br />Supervisors' approval and adoption of any conditions does not relieve the applicant and/or <br />subsequent owners from compliance with the provisions of any applicable ordinances, <br />regulations, or adopted standards. <br />
