No. 06-28 <br />RE: ZONING TEXT AMENDMENT #PLN2005-00416, MISCELLANEOUS <br />AMENDMENTS, PART H, TO INCLUDE PERMITTING THE <br />EXISTENCE OF OPEN AND ENCLOSED CARPORTS ON R-4 <br />SUBURBAN RESIDENTIAL LOTS MEETING CERTAIN <br />RESTRICTIONS <br />ACTION: APPROVED <br />WHEREAS, in accordance with Title 15.2-2285 of the Code of Virginia, <br />Annotated, the Prince William Board of County Supervisors may amend the Zoning Ordinance <br />whenever it determines that public necessity, health, safety, convenience, general welfare and <br />good zoning practice necessitate such change; and <br />WHEREAS, by way of Resolution No. 05-253, the Prince William Board of <br />County Supervisors initiated a zoning text amendment on March 15, 2005, to: <br />■ Modify setbacks in the A-1 district in established neighborhoods <br />(included as part of recommendations for Part I) <br />■ Provide for Adaptive reuse of historic buildings (included as part of <br />recommendations for Part I) <br />■ Modify the definition of inoperative motor vehicles (included as part of <br />recommendations for Part I) <br />■ Reclassify retail use in the M-2 District (included as part of <br />recommendations for Part I) <br />■ Modify the appropriate terminology for residential land bay designations <br />in planned districts (included as part of recommendations for Part I) <br />■ Establish setbacks for carports and carport enclosures <br />■ Establish exceptions to residential setbacks for the disabled (included as <br />part of recommendations for Part I) <br />■ Allow wineries in the A-1 district (included as part of recommendations <br />for Part I) <br />■ Revise rural development standards to provide incentives for cluster <br />development <br />■ Add provisions for wind energy systems (windmills) in appropriate <br />districts <br />■ Consider private streets in the R-4 district <br />■ Amend the definition for the sale of seasonal items relative to roadside <br />stands (included as part of recommendations for Part I); ar►d <br />
