No. 06-27 <br />RE: ZONING TEXT AMENDMENT #PLN2005-00416, MISCELLANEOUS <br />AMENDMENTS, PART H, TO PERMIT SMALL WIND -DRIVEN <br />ENERGY SYSTEMS WITHIN THE A-1 AGRICULTURAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, in accordance with Title 15.2-2285 of the Code of Virginia, <br />Annotated, the Prince William Board of County Supervisors may amend the Zoning Ordinance <br />whenever it determines that public necessity, health, safety, convenience, general welfare and <br />good zoning practice necessitate such change; and <br />WHEREAS, by way of Resolution No. 05-253, the Prince William Board of <br />County Supervisors initiated a zoning text amendment on March 15, 2005, tu. <br />■ Modify setbacks in the A -I district in established neighborhoods (included as <br />part of recommendations for Part I) <br />■ Provide for Adaptive reuse of historic buildings (included as part of <br />recommendations for Part I) <br />■ Modify the definition of inoperative motor vehicles (included as part of <br />recommendations for Part I) <br />■ Reclassify retail use in the M-2 District (included as part of recommendations <br />for Part I) <br />• Modify the appropriate terminology for residential land bay designations in <br />planned districts (included as part of recommendations for Part I) <br />■ Establish setbacks for carports and carport enclosures <br />■ Establish exceptions to residential setbacks for the disabled (included as part <br />of recommendations for Part I) <br />■ Allow wineries in the A-1 district (included as part of recommendations for <br />Part I) <br />■ Revise rural development standards to provide incentives for cluster <br />development <br />■ Add provisions for wind energy systems (windmills) in appropriate districts <br />■ Consider private streets in the R-4 district <br />■ Amend the definition for the sale of seasonal items relative to roadside stands <br />(included as part of recommendations for Part I); and <br />WHEREAS, this is a request to amend sections of Article I and Article III of the <br />Zoning Ordinance to: <br />
