MOTION: NOHE February 21, 2006 <br />Regular Meeting <br />SECOND: CADDIGAN Ord. No. 06-20 <br />RE: REZONING #PLN2005-00207, HOADLY FALLS - COLES <br />MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request to rezone approximately 39.5 acres from A-1, <br />Agricultural, to SR -1, Semi -Rural Residential, for a maximum of 16 detached single-family <br />dwellings, with a gross density of 2.5 acres per dwelling and a net density of 2.2 acres per <br />dwelling. The site is located on the north side of Prince William Parkway, approximately 0.6 <br />of a mile west of its intersection with Hoadly Road, and is identified on County maps as GPIN <br />8093-54-2868. The site is designated as Semi -Rural Residential and Environmental Resource <br />in the Comprehensive Plan; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval as stated in the staff report; and <br />WHEREAS, the Planning Commission held a public hearing on this item on <br />Decembcr 7, 2005, and recommends approval as stated in Planning Commission Res. No. 05- <br />152; and <br />WHEREAS, a Prince William Board of County Supervisors' public hearing, <br />duly advertised in a local newspaper for a period of two weeks, was held on February 21, 2006, <br />and interested citizens were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Rezoning #PLN2005-00207, Hoadly Falls, subject to <br />the proffers dated January 24, 2006; <br />BE IT FURTHER ORDAINED that the Prince William Board of County <br />Supervisors' approval and adoption of any conditions does not relieve the applicant and/or <br />subsequent owners from compliance with the provisions of any applicable ordinances, <br />regulations, or adopted standards. <br />
