No. 06-19 <br />RE: SPECIAL USE PERMIT #PLN2005-00584, COLQUITT-CARRUTHERS <br />OF VA., INC., — OCCOQUAN MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request for a sign modification to allow the placement of a <br />freestanding business sign 3.5 feet from the right-of-way of Old Bridge Road. The standard <br />setback is 10 feet. The proposed sign area, 35 square feet, and height, 10 feet, are in <br />accordance with the freestanding sign bulk requirements set forth in the Zoning Ordinance and <br />DCSM. Existing nonconforming building -mounted signage on the subject building will be <br />removed if this application is approved. The site is located on the northeast side of Old Bridge <br />Road, north of the intersection of Rolling Brook Drive and Old Bridge Road. The site is <br />identified on County maps as GPIN 8393-42-3909. The site is designated Office in the <br />Comprehensive Plan; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission, at its public hearing on December 7, <br />2005, recommended approval, as stated in Planning Commission Res. No. 05-149; and <br />WHEREAS, a Prince William Board of County Supervisors' public hearing, <br />duly advertised in a local newspaper for a period of two weeks, was held on February 21, 2006, <br />and interested citizens were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Special Use Permit HPLN2005 -005 84, Colquitt- <br />Carruthers of Va., Inc., subject to the conditions dated February 6, 2006; <br />BE IT FURTHER ORDAINED that the Prince William Board of County <br />Supervisors' approval and adoption of any conditions does not relieve the applicant and/or <br />subsequent owners from compliance with the provisions of any applicable ordinances, <br />regulations, or adopted standards. <br />
