No. 06-16 <br />RE: APPROVE SPECIAL USE PERMIT #PLN2006-00217, POTOMAC <br />CENTER HOTEL - WOODBRIDGE MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request for a special use permit to allow an approximately <br />150 -room hotel, up to a maximum height of 100 feet on approximately 2.23 acres at the <br />northeastern corner of the intersection of Dale Boulevard and I-95. The site is identified on <br />County maps as GPIN 8291-94-3373 (part). The site is zoned B-1, General Business, and is <br />designated Regional Commercial Center in the Comprehensive Plan; and <br />WHEREAS, staff has reviewed the subject application and recommends denial, <br />as stated in the staff report; and <br />WHEREAS, the Planning Commission held public hearings on this item on <br />December 21, 2005 and January 18, 2006, and recommends approval, as stated in Planning <br />Commission Res. No. 05-165; and <br />WHEREAS, a Prince William Board of County Supervisors' public hearing, <br />duly advertised in a local newspaper for a period of two weeks, was held on February 7, 2006, <br />and interested citizens were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Special Use Permit #PLN2006-00217, Potomac <br />Center Hotel, subject to conditions dated February 1, 2006, with the exception that Condition <br />#11 shall read as follows: The Applicant agrees to remove any graffiti from the property. <br />Graffiti shall be deemed any inscription or marking on walls, buildings or structures not <br />permitted by the sign regulations in Sec. 32-250.20 et seq. of the Zoning Ordinance. Any <br />graffiti is to be reported to the Prince William County Police Department before removal. <br />Deed restrictions and covenants shall contain provisions that require removal of graffiti from <br />any structures or buildings. In the case of leased property, lease agreements shall contain <br />graffiti removal clauses that stipulate immediate removal (within 72 hours) upon identification <br />of graffiti from any building, trash dumpsters or other receptacles, walls, fences, storage sheds, <br />utility boxes, etc. Access to roofs shall be designed to prevent scaling of walls by keeping <br />dumpsters away from walls, and covering or enclosing drainpipes, amongst other measures; <br />
