No. 06-100 <br />REZONING #PLN2006-00195, HARBOR STATION SOUTH ADDITION - <br />WOODBRIDGE MAGISTERIAL DISTRICT <br />' , t1#11111 <br />WHEREAS, this is a request to rezone 1237 acres on the Cherry Hill peninsula <br />from A-1, Agricultural, M-1, Heavy Industrial, and B-1, General Business, to PBD, Planned <br />Business District, PMR, Planned Mixed Residential, and PMD, Planned Mixed Use District, to <br />expand the Harbor Station development. The site is located on the Cherry Hill peninsula, east <br />of US Route 1, and is identified on County maps as GPINs 8388-68-6019, -79-8558, 8389-23- <br />4204, -24-0523, -32-1295, -5571, -41-3404, -42-4267, -6195, 43-1626, -3928, -6730, -7941, - <br />8622, -9843, -52-4387, -7685, -8065, -53-0224, -4114, -4443, -5711, -6042, -7408, -60-1576, - <br />62-0140, -4162, -0327, -1254, -3777, -5228, -5354, -5363, -5845, -7185, -63-1137, -4442, and - <br />6343, and is designated Regional Employment Center, Office, Designated Cultural Resource, <br />and Environmental Resource; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission, at its public hearing on October 4, <br />2006, recommended approval, as stated in Planning Commission Res. No. 06-156; and <br />WHEREAS, a Prince William Board of County Supervisors' public hearing, <br />duly advertised in a local newspaper for a period of two weeks, was held on November 21, <br />2006, and interested citizens were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve REZ #PLN2006-00195, Harbor Station South <br />Addition, subject to the proffers dated November 13, 2006; <br />BE IT FURTHER ORDAINED that the Prince William Board of County <br />Supervisors' approval and adoption of any proffers does not relieve the applicant and/or <br />subsequent owners from compliance with the provisions of any applicable ordinances, <br />regulations, or adopted standards. <br />
