MOTION: LAWSON December 13, 2016 <br />Regular Meeting <br />SECOND: NOHE Ord. No. 16-55 <br />RE: REZONING #REZ2016-00013, SITE WORKS AT INDUSTRIAL ROAD — <br />BRENTSVILLE MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request to rezone ±4.11 acres from M-2, Light Industrial, <br />to MIT, Industrial/Transportation; and <br />WHEREAS, the site is currently developed with an existing industrial facility, <br />and <br />WHEREAS, the subject ±4.1 1 -acre property is located approximately 730 <br />feet west of the intersection of Industrial Road and Hombaker Road, is addressed as 11112 <br />and 11116 Industrial Road, and is identified on County Maps as GPINs 7595-78-4591 and <br />7595-78-3088; and <br />WHEREAS, the site is zoned M-2, Light Industrial, and is located within the <br />Data Center Opportunity Overlay District and the Airport Safety Overlay District; and <br />WHEREAS, the site is designated EI, Industrial Employment, in the <br />Comprehensive Plan; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission, at its public hearing on <br />November 2, 2016, recommended approval, as stated in Planning Commission Resolution <br />Number 16-066; and <br />WHEREAS, a Board of County Supervisors' public hearing, duly advertised in <br />a local newspaper for a period of two weeks, was held on December 13, 2016, and interested <br />citizens were heard; and <br />WHEREAS, the Prince William Board of County Supervisors finds that public <br />necessity, convenience, general welfare, and good zoning practices are served by the approval <br />of the request; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Rezoning #REZ2016-00013, Site Works at Industrial <br />Road, subject to proffers dated October 19, 2016; <br />
