MOTION: ANDERSON December 13, 2016 <br />Regular Meeting <br />SECOND: PRINCIPI Ord. No. 16-52 <br />RE: REZONING #REZ2016-00016, TACO BELL — OLD BRIDGE ROAD — <br />OCCOQUAN MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request to rezone a 1.224 -acre property from A-1, <br />Agricultural, to B-1, General Business; and <br />WHEREAS, the subject property is located at 3308 Old Bridge Road, west of <br />the intersection of Old Bridge Road and Cape Cod Court; and is identified on County maps <br />as GPIN 8293-04-8749; and <br />WHEREAS, the subject property is designated NC, Neighborhood <br />Commercial, in the Comprehensive Plan; and <br />WHEREAS, the site is currently zoned A-1, Agricultural, without proffers, and <br />is also located within the Old Bridge Road Highway Corridor Overlay District; and <br />WHEREAS, the Planning Commission, at its public hearing on <br />November 16, 2016, recommended approval as stated in Planning Commission Resolution <br />Number 16-073; and <br />WHEREAS, the Planning Office recommends approval of this request; and <br />WHEREAS, a Board of County Supervisors' public hearing, duly advertised in <br />a local newspaper for a period of two weeks, was held on December 13, 2016 and interested <br />citizens were heard; and <br />WHEREAS, the Prince William Board of County Supervisors finds that public <br />necessity, convenience, general welfare and good zoning practice are served by the approval of <br />the request; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Rezoning #REZ2016-00016, Taco Bell — Old Bridge <br />Road, subject to proffers dated October 31, 2016; <br />
