MOTION: LAWSON August 3, 2016 <br />Regular Meeting <br />SECOND: NOHE Ord. No. 16-31 <br />RE: SPECIAL USE PERMIT #SUP2016-00025, UPTOWN ALLEY — <br />BRENTSVILLE MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request for a special use permit to allow a sign <br />modification to permit additional facade signage for an end -unit tenant located within the <br />Manassas Mall; and <br />WHEREAS, the site is located ±855 feet southwest of the intersection of <br />Route 234 and Rixlew Lane. The property is identified on County maps as GPIN #7696-65- <br />2767(pt); and <br />WHEREAS, the site is designated RCC, Regional Commercial Center, in the <br />Comprehensive Plan, and is zoned B-1, General Business; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission, at its public hearing on July 13, 2016, <br />recommended approval as stated in Planning Commission Resolution Number 16-045; and <br />WHEREAS, a Board of County Supervisors' public hearing, duly advertised in <br />a local newspaper for a period of two weeks, was held on August 3, 2016, and interested <br />citizens were heard; and <br />WHEREAS, the Board finds that public necessity, convenience, general welfare <br />and good zoning practices are served by the approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Special Use Permit #SUP2016-00025, Uptown Alley, <br />subject to the conditions dated June 29, 2016; <br />BE IT FURTHER ORDAINED that the Board of County Supervisors' <br />approval and adoption of any conditions does not relieve the applicant and/or subsequent <br />owners from compliance with the provisions of any applicable ordinances, regulations or <br />adopted standards. <br />
