MOTION: LAWSON July 12, 2016 <br />Regular Meeting <br />SECOND: NOHE Ord. No. 16-29 <br />RE: SPECIAL USE PERMIT #PLN2015-00067, 7 -ELEVEN AT SUDLEY <br />MANOR — BRENTSVILLE MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request for a special use permit to allow a motor vehicle <br />fuel station (retail), including a by -right quick service food/convenience store with carry -out <br />restaurant and/or restaurant, a maximum of six (6) fuel pump islands (12 fueling positions), and <br />associated sign modification on a 1.64 -acre site; and <br />WHEREAS, Proffer Amendment #REZ2016-00008, Camoch Way — <br />Amendment to Braemar, is a companion application that is seeking to amend the proffers from <br />Rezoning #PLN2003-00352 to modify the land bay layout of +/-15.25 acres within the Braemar <br />Master Zoning Plan, including Land Bay P, which is the land bay upon which the subject <br />7 -Eleven is planned; and <br />WHEREAS, the site is located at 10231 Carnoch Way, at the northwest <br />quadrant of the intersection of Sudley Manor Drive and Vint Hill Rd; and is identified on <br />County maps as GPIN #7495-51-0559 (part); and <br />WHEREAS, the site is designated and zoned RPC, Residential Planned <br />Community; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission, at its public hearing on June 1, 2016, <br />recommended approval as stated in Resolution No. 16-034; and <br />WHEREAS, a public hearing, duly advertised in a local newspaper for a period <br />of two weeks, was held on July 12, 2016, and interested citizens were heard; and <br />WHEREAS, the Prince William Board of County Supervisors finds that public <br />necessity, convenience, general welfare and good zoning practices are served by the approval <br />of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Special Use Permit #PLN2015-00067, 7 -Eleven at <br />Sudley Manor, subject to the conditions dated June 3, 2016; <br />
