MOTION: LAWSON July 12, 2016 <br />Regular Meeting <br />SECOND: NOHE Ord. No. 16-28 <br />RE: PROFFER AMENDMENT #REZ2016-00008, CARNOCH WAY — <br />AMENDMENT TO BRAEMAR — BRENTSVILLE MAGISTERIAL <br />DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request to amend the proffers from Rezoning #PLN2003- <br />00352 to modify the land bay layout of +/-15.25 acres within the Braemar Master Zoning Plan; <br />and <br />WHEREAS, the subject property is located at the northwest quadrant of the <br />intersection of Sudley Manor Drive and Vint Hill Road; and <br />WHEREAS, the area of the proffer amendment is identified as Land Bays P, <br />R, T, W and X on the Braemar Master Zoning Plan; and is identified on County maps as <br />GPIN #7495-51-0559, 7495-51-1486, 7495-52-3019, 7495-52-0004, 7495-41-8389 and <br />7495-41-6565; and <br />WHEREAS, the site is zoned RPC, Residential Planned Community, per <br />Rezoning #PLN2003-00352 with proffers; and <br />WHEREAS, the property is designated RPC, Residential Planned <br />Community, in the Comprehensive Plan; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval as stated in the staff report; and <br />WHEREAS, the Planning Commission, at its public hearing on June 1, 2016, <br />recommended approval as stated in Resolution No. 16-033; and <br />WHEREAS, a Board of County Supervisors' public hearing, duly advertised in <br />a local newspaper for a period of two weeks, was held on July 12, 2016, and interested citizens <br />were heard; and <br />WHEREAS, the Prince William Board of County Supervisors finds that public <br />necessity, convenience, general welfare and good zoning practices are served by the approval <br />of the request; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Proffer Amendment #REZ2016-00008, Camoch Way <br />— Amendment to Braemar, subject to proffers dated June 13, 2016; <br />
