MOTION: ANDERSON <br />SECOND: CADDIGAN <br />July 12, 2016 <br />Regular Meeting <br />Ord. No. 16-27 <br />RE: PROFFER AMENDMENT #REZ2016-00012, TOWN PLACE SUITES ON <br />SHOPPERS BEST — OCCOQUAN MAGISTERIAL DISTRICT <br />WHEREAS, this is a request to amend the proffers from Rezoning #PLN1991- <br />0033 Potomac Industrial Park, to allow an increased floor area ratio (FAR) of 0.50, an <br />increased maximum building height of 75 feet, and associated sign modifications for a hotel <br />with office and retail tenants; and <br />WHEREAS, the subject property is located approximately 0. 15 miles south <br />of the intersection of Prince William Parkway and Shoppers Best Way; and <br />WHEREAS, the area of the proffer amendment is identified on County maps <br />as GPIN #8292-51-9351; and <br />WHEREAS, the site is zoned B-1, General Business, with proffers; and <br />WHEREAS, the property is designated RCC, Regional Commercial Center, <br />in the Comprehensive Plan; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission, at its public hearing on June 15, 2016, <br />recommended approval as stated in Planning Commission Resolution Number 16-040; and <br />WHEREAS, a Board of County Supervisors' public hearing, duly advertised in <br />a local newspaper for a period of two weeks, was held on July 12, 2016, and interested citizens <br />were heard; and <br />WHEREAS, the Prince William Board of County Supervisors finds that public <br />necessity, convenience, general welfare and good zoning practices are served by the approval <br />of the request; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Proffer Amendment #REZ2016-00012, Town Place <br />Suites on Shoppers Best, subject to proffers dated June 16, 2016; <br />
