No. 16-26 <br />RE: SPECIAL USE PERMIT #SUP2016-00017, DUNKIN DONUTS @ <br />HERITAGE HUNT — SIMS PROPERTY — GAINESVILLE <br />135 r:T"_&11*19F1w11 &1 CI <br />ACTION: APPROVED <br />WHEREAS, this is a request to allow a Special Use Permit (SUP) for a <br />restaurant with drive-through facility and associated signage modifications; and <br />WHEREAS, the subject property is located ±500 feet southeast of the <br />intersection of Heathcote Boulevard and Catharpin Road, is addressed as 13801 Heathcote <br />Boulevard, and is identified on County maps as GPIN #7397-68-4691 (portion); and <br />WHEREAS, the SUP site (±4,237 SF) is a portion of Land Bay 2 (Sims <br />Property) within the Heritage Hunt planned mixed use community, which is designated for <br />commercial/retail development; and <br />WHEREAS, the SUP site includes ±1,700 square feet of retail floor space, <br />travelway/drive aisle, sidewalk and a single drive-through lane configuration, which will be <br />located on the southern and western side of a multi -tenant commercial/retail strip building on a <br />pad site that fronts Heathcote Boulevard; and <br />WHEREAS, the site is zoned PMD, Planned Mixed Use District, and is located <br />within the Airport Safety Overlay District; and <br />WHEREAS, the site is designated SRM, Suburban Residential Medium, in the <br />Comprehensive Plan; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission, at its public hearing on June 15, 2016, <br />recommended approval with the removal of condition #3.c., as stated in Planning Commission <br />Resolution Number 16-041; and <br />WHEREAS, a Board of County Supervisors' public hearing, duly advertised in <br />a local newspaper for a period of two weeks, was held on July 12, 2016, and interested citizens <br />were heard; and <br />
