No. 16-19 <br />RE: SPECIAL USE PERMIT #SUP2016-00005, GOODWILL — LIBERIA <br />AVENUE — COLES MAGISTERIAL DISTRICT <br />F.191I_19W► J- a 9ZIP/�11 <br />WHEREAS, this is a request for a special use permit to allow a donated <br />materials collection center as part of a by -right Goodwill Retail Store to be located in an end <br />unit of a proposed strip commercial/retail building within the future Prince William Commerce <br />Center; and <br />WHEREAS, the special use permit area encompasses ±27,226 square feet at <br />the south/central portion of a ±10.65 acre property, is located on the east side of Liberia <br />Avenue and ±1,200 feet north of the intersection of Liberia Avenue and Prince William <br />Parkway, and is identified on County maps as GPIN 7895-25-7269 (portion); and <br />WHEREAS, the site is zoned B-1, General Business, and is designated CEC, <br />Community Employment Center, in the Comprehensive Plan; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval as stated in the staff report; and <br />WHEREAS, the Prince William County Planning Commission, at its public <br />hearing on March 16, 2016, recommended approval as stated in Planning Commission <br />Resolution Number 16-021; and <br />WHEREAS, a Board of County Supervisors' public hearing, duly advertised in <br />a local newspaper for a period of two weeks, was held on May 17, 2016, and interested citizens <br />were heard; and <br />WHEREAS, the Prince William Board of County Supervisors finds that public <br />necessity, convenience, general welfare and good zoning practices are served by the approval <br />of this request; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Special Use Permit #SUP2016-00005, Goodwill — <br />Liberia Avenue, subject to the conditions dated April 21, 2016; <br />BE IT FURTHER ORDAINED that the Prince William Board of County <br />Supervisors' approval and adoption of any conditions does not relieve the applicant and/or <br />subsequent owners from compliance with the provisions of any applicable ordinances, <br />regulations or adopted standards. <br />
