MOTION: NOHE January 19, 2016 <br />Regular Meeting <br />SECOND: LAWSON Ord. No. 16-05 <br />RE: REZONING #2015-20002, WOLF RUN INDUSTRIAL — COLES <br />MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request to rezone ±17.51 acres from A-1, Agricultural, to <br />M-1, Heavy Industrial, to develop an industrial contractor or tradesman's shop with associated <br />office building, equipment/maintenance shop and outdoor storage area; and <br />WHEREAS, the subject site is located on the north side of Dumfries Road <br />(Route 234), ±1,950 feet northwest of its intersection with Bristow Road and ±3,440 feet <br />southeast of its intersection with Independent Hill Drive, is addressed as 14501 Dumfries <br />Road, and is identified on County maps as GPIN 7891-77-6696; and <br />WHEREAS, the site is designated FEC, Flexible Use Employment Center, <br />and ER, Environmental Resource, in the Comprehensive Plan and is partially included within <br />the Route 234 (Dumfries Road) Highway Corridor Overlay District; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval as stated in the staff report; and <br />WHEREAS, the Planning Commission, at its public hearing on <br />December 2, 2015, recommended approval as stated in Planning Commission Resolution <br />Number 15-099; and <br />WHEREAS, a Board of County Supervisors' public hearing, duly advertised in <br />a local newspaper for a period of two weeks, was held on January 19, 2016 and interested <br />citizens were heard; and <br />WHEREAS, the Prince William Board of County Supervisors finds that public <br />necessity, convenience, general welfare and good zoning practices are served by the approval <br />of this request; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Rezoning #2015-20002, Wolf Run Industrial, subject <br />to the proffers dated December 30, 2015; <br />BE IT FURTHER ORDAINED that the Board of County Supervisors' <br />approval and adoption of any proffered conditions does not relieve the applicant and/or <br />subsequent owners from compliance with the provisions of any applicable ordinances, <br />regulations or adopted standards. <br />
