MOTION: ANDERSON January 19, 2016 <br />Regular Meeting <br />SECOND: PRINCIPI Ord. No. 16-04 <br />RE: REZONING #PLN2014-00276, APOSTOLIC CHURCH <br />INTERNATIONAL — OCCOQUAN MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request to rezone ±7.72 acres from A-1, Agricultural, to <br />O(M) Office Mid -Rise, to develop the site with a 588 -seat religious institution with related <br />facilities including classrooms, administrative offices, social hall and meeting space; and <br />WHEREAS, the site is located on the south side of Caton Hill Rd. <br />approximately 880 feet west of Telegraph Road. The site is identified on County maps as <br />GPIN 8292-74-5941; and <br />WHEREAS, the site is designated REC, Regional Employment Center, in the <br />Comprehensive Plan, and is also located in the Parkway Employment Center Sector Plan; <br />and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval as stated in the staff report; and <br />WHEREAS, the Planning Commission, at its public hearing on <br />December 2, 2015, recommended approval as stated in Planning Commission Resolution <br />Number 15-098; and <br />WHEREAS, a Board of County Supervisors' public hearing, duly advertised in <br />a local newspaper for a period of two weeks, was held on January 19, 2016 and interested <br />citizens were heard; and <br />WHEREAS, the Prince William Board of County Supervisors finds that public <br />necessity, convenience, general welfare and good zoning practices are served by the approval <br />of this request; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Rezoning #PLN2014-00276, Apostolic Church <br />International, subject to the proffers dated January 6, 2016; <br />BE IT FURTHER ORDAINED that the Board of County Supervisors' <br />approval and adoption of any proffered conditions does not relieve the applicant and/or <br />subsequent owners from compliance with the provisions of any applicable ordinances, <br />regulations or adopted standards. <br />
