MOTION: ANDERSON January 19, 2016 <br />Regular Meeting <br />SECOND: PRINCIPI Ord. No. 16-01 <br />RE: SPECIAL USE PERMIT #SUP2016-00001, HALL STREET <br />SUBDIVISION — OCCOQUAN MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request to allow a new lot with frontage on a private street <br />in the R-4, Suburban Residential, zoning district; and <br />WHEREAS, under Section 32-303.14 of the Zoning Ordinance, which contains <br />the development standards for the R-4, Suburban Residential, Zoning District, the Board of <br />County Supervisors (Board) may approve lots with frontage on a private street upon approval <br />of a special use permit; and <br />WHEREAS, the site is located at 12597 Hall Street, which is a private street, <br />is approximately 1.009 acres, and is identified on County maps as GPIN 8393-52-5088; and <br />WHEREAS, the site is designated SRL, Suburban Residential Low, in the <br />Comprehensive Plan and is zoned R-4, Suburban Residential, without proffers; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval as stated in the staff report; and <br />WHEREAS, the Planning Commission, at its public hearing on <br />December 2, 2015, recommended approval as stated in Planning Commission Resolution <br />Number 15-097; and <br />WHEREAS, a public hearing, duly advertised in a local newspaper for a period <br />of two weeks, was held by the Board on January 19, 2016 and interested citizens were heard; <br />and <br />WHEREAS, the Board finds that public necessity, convenience, general welfare <br />and good zoning practices are served by the approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Special Use Permit #SUP2016-00001, Hall Street <br />Subdivision, subject to the conditions dated November 19, 2015; <br />BE IT FURTHER ORDAINED that the Board of County Supervisors' <br />approval and adoption of any proffered conditions does not relieve the applicant and/or <br />subsequent owners from compliance with the provisions of any applicable ordinances, <br />regulations or adopted standards. <br />
