MOTION: NOHE March 15, 2016 <br />Regular Meeting <br />SECOND: PRINCIPI Ord. No. 16-13 <br />RE: SPECIAL USE PERMIT #PLN2009-00553, EKE YAR PROPERTY — <br />COLES MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request to expand an existing motor vehicle sales, rental <br />and/or lease (limited) use and to allow motor vehicle service in the B-1 zoning district; and <br />WHEREAS, the site is located on the east side of Centreville Road, <br />approximately 500 ft. south of the intersection of Centreville Road and Browns Lane. The <br />site is identified on County maps as GPINs 7896-17-9437 and 7896-27-1330; and <br />WHEREAS, the site is designated GC, General Commercial, in the <br />Comprehensive Plan, and the site is zoned B-1, General Business, without proffers. The site <br />is located in the Yorkshire/Route 28 Redevelopment Overlay District; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission, at its public hearing on <br />November 4, 2015, recommended approval, with the additional recommendation as stated in <br />Planning Commission Resolution Number 15-092; and <br />WHEREAS, a Board of County Supervisors' public hearing, duly advertised in <br />a local newspaper for a period of two weeks, was held on March 15, 2016, and interested <br />citizens were heard; and <br />WHEREAS, the Board finds that public necessity, convenience, general <br />welfare, and good zoning practices are served by the approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Special Use Permit #PLN2009-00553, EKE -YAR <br />Property, subject to the conditions dated February 17, 2016; <br />BE IT FURTHER ORDAINED that the Board of County Supervisors' <br />approval and adoption of any proffered conditions does not relieve the applicant and/or <br />subsequent owners from compliance with the provisions of any applicable ordinances, <br />regulations or adopted standards. <br />
