MOTION:WILBOURN February 18,1997 <br />Regular Meeting <br />SECOND:MCQUIGG Ord.No,97-22 <br />RE:SPECIAL USE PERMIT #97-0014,EXXON AT GAINESVILLE <br />(GAINESVILLE MAGISTERIAL DISTRICT) <br />ACTION:APPROVED <br />WHEREAS,this is an application for a special use permit to allow <br />redevelopment and expansion of an existing retail motor vehicle fuel station site to include a <br />quick-service food store and limited service restaurant,located at 14006 Lee Highway,in the <br />Gainesville Magisterial District;and <br />WHEREAS,staff has reviewed the subject application and recommends <br />approval,subject to the conditions listed in the staff report prepared December 30,1997;and <br />WHEREAS,the Planning Commission held a public hearing on this item on <br />January 22,1997,and recommends approval,subject to conditions,as stated in Res.No, <br />97-013;and <br />WHEREAS,a public hearing,duly advertised in a local newspaper for a period <br />of two weeks,was held on February 18,1997,and interested citizens were heard;and <br />WHEREAS,general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW,THEREFORE,BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Special Use Permit #97-00 14,Exxon at Gainesville, <br />subject to the following conditions: <br />1.The site shall be developed in substantial conformance with the Special Use Permit Plat <br />prepared by The Plan Source,dated December 17,1996,and received in the Planning <br />Office on December 18,1996,notwithstanding the following exceptions: <br />a.The applicant shall reserve for future dedication 80 feet (24.4 m)of right-of-way <br />measured from the centerline ofLee Highway,as shown on the Special Use Permit <br />Plat.Said reservation area shall be dedicated to VDOT or the County,at no cost, <br />upon request by either agency at the time Lee Highway is widened. <br />b.The two existing freestanding signs shall be removed.The site shall be permitted a <br />maximum of one monument-style freestanding sign.Banners,pennants,streamers, <br />balloons,temporary signs,figures,and other attention-getting devices shall be strictly <br />prohibited.
