MOTION:CADDIGAN June 3,1997 <br />Regular Meeting <br />SECOND:WILBOURN Ord,No,97-56 <br />RE:REZONING #97-0006,MONTCLAIR (DUMFRIES MAGISTERIAL <br />DISTRICT) <br />ACTION:APPROVED AS PROFFERRED <br />WHEREAS,this is an application to amend the Montclair Residential Planned <br />Community (RPC)Master Zoning Plan for 23.5 acres from RPC-Commercial and Industrial to <br />RPC-Medium Density Residential (13 persons/acre),located on the north side of Route 234 at <br />the northwest corner of the intersection of Waterway Drive,The site is designated Residential <br />Planned Community (11 persons/gross acre)in the 1990 Comprehensive Plan and is located in <br />the Dumfries Magisterial District;and <br />WHEREAS,staff has reviewed the subject application and recommends <br />approval as stated in their staff report addendum dated April 23,1997;and <br />WHEREAS,the Planning Commission held public hearings on this item on <br />February 5,1997 and May 7,1997 and recommends approval,as stated in Res.No.97-048;and <br />WHEREAS,a public hearing,duly advertised in a local newspaper for a period <br />of two weeks,was held on June 3,1997,and interested citizens were heard;and <br />WHEREAS,general welfare and good zoning practice are served by the <br />approval ofthe application; <br />NOW,THEREFORE,BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Rezoning #97-0006,Montclair,and accepts the <br />proffers dated June 3,1997 and received by the Planning Office on June 3,1997; <br />BE IT FURTHER ORDAINED that the Board of County Supervisors’ <br />approval and adoption of any conditions does not relieve the applicant and/or subsequent <br />owners from compliance with the provisions of any applicable ordinances,regulations,or <br />adopted standards.
