MOTION:WILBOURN May 20,1997 <br />Regular Meeting <br />SECOND:BARG Ord.No,97-46 <br />RE:SPECIAL USE PERMIT #97-0017,GREENHILL EXXON <br />(GAINESVILLE MAGISTERIAL DISTRICT) <br />ACTION:APPROVED AS MODIFIED <br />WHEREAS,this is an application for a special use permit to allow a 2,600 <br />square foot retall motor vehicle fuel station (6 multi-purpose dispenser pumps which will allow <br />12 fueling positions)with a quick-service food store and an 800-square-foot self-service car <br />wash,and an additional SO-square-foot freestanding sign for the shopping center,located on <br />Route 55,at the southwest corner of its intersection with Gillis Drive.The site is designated <br />CEC,Community Employment Center in the 1990 Comprehensive Plan and is located in the <br />Gainesville Magisterial District;and <br />WHEREAS,staff has reviewed the subject application and recommends <br />approval ofthe use and denial of the additional monument sign,as stated in their staff report <br />prepared April 2,1997;and <br />WHEREAS,the Planning Commission held a public bearing on this item on <br />April 16,1997 and recommends approval of the use and approval of the additional monument <br />sign,as stated in Res.No,97-043;and <br />WHEREAS,the applicant submitted modifications to the conditions governing <br />lighting and design guidelines on May 10,1997;and <br />WHEREAS,staff finds the applicant’s proposed modifications acceptable;and <br />WHEREAS,a public hearing,duly advertised in a local newspaper for a period <br />of two weeks,was held on May 20,1997,and interested citizens were heard;and <br />WHEREAS,general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW,THEREFORE,BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Special Use Permit #97-0017,Greenhill Exxon, <br />subject to the attached conditions. <br />BE IT FURTHER ORDAINED that the Board of County Supervisors’ <br />approval and adoption of any conditions does not relieve the applicant and/or subsequent <br />owners from compliance with the provisions of any applicable ordinances,regulations,or <br />adopted standards.
