MOTION: COVINGTON February 2, 2010 <br />Regular Meeting <br />SECOND: NOHE Ord. No. 10 -03 <br />RE: REZONING #PLN2008- 00600, BUCKEYE TIMBER PROPERTIES - <br />BRENTSVILLE MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, this is a request to rezone +/ -22.74 acres from A -1, <br />Agricultural, to M -2, Light Industrial, to allow for the development of multiple flex /light <br />industrial /warehouse buildings with a maximum of 253,000 sq. ft. The proposal intends to <br />include secondary retail on -site. The site is designated FEC, Flexible Use Employment <br />Center and is located on the south side of Wellington Road, at the intersection with <br />Buckeye Timber Drive (see maps in Attachment A). The site is identified on County maps <br />as GPINs 7596 -17 -7739 and 7596 -17 -9108; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval, as stated in the staff report; and <br />WHEREAS, the Planning Commission held a public hearing on this item <br />on June 3, 2009 and recommended denial, as stated in PC Res, No. 09 -067; and <br />WHEREAS, a Board of County Supervisors' public hearing, duly <br />advertised in a local newspaper for a period of two weeks, was held on September 15, <br />2009, interested citizens were heard, and was deferred to a date uncertain; and <br />WHEREAS, a Board of County Supervisors' public hearing, duly <br />advertised in a local newspaper for a period of two weeks, was held on February 2, 2010, <br />and interested citizens were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board <br />of County Supervisors does hereby approve Rezoning #PLN2008- 00600, Buckeye Timber <br />Properties, subject to the proffers dated January 4, 2010; <br />BE IT FURTHER ORDAINED that the Board of County Supervisors' <br />approval and adoption of any proffers does not relieve the applicant and /or subsequent <br />owners from compliance with the provisions of any applicable ordinances, regulations, or <br />adopted standards. <br />1 <br />
