MOTION:W1LBOURN January 7,1997 <br />Regular Meeting <br />SECOND:BARG Ord,No,97-7 <br />RE:SPECIAL USE PERMIT #97-0008,STORAGE USA (GAINESVILLE <br />MAGISTERIAL DISTRICT) <br />ACTION:APPROVED WITH CONDITION THAT APPLICANT SEEK <br />CLARIFICATION RELATING TO SIGN <br />WHEREAS,this is an application for a special use permit to allow an 850-unit <br />self-storage facility with a watchman’s office and apartment,and a truck rental business (up to 6 <br />trucks),located on the east side of Sudley Road (Route 234),approximately 0.1 mile north of <br />Lomond Drive,The site is designated CC,Community Commercial in the 1990 Comprehensive <br />Plan and is located in the Gainesville Magisterial District;and <br />WHEREAS,staff has reviewed the subject application and recommends <br />approval as stated in their staff report prepared November 15,1996;and <br />WHEREAS,the Planning Commission held a public hearing on this item on <br />December 4,1996 and recommends approval,as stated in Res.No.96-158;and <br />WHEREAS,a public hearing,duly advertised in a local newspaper for a period <br />oftwo weeks,was held on January 7,1997,and interested citizens were heard;and <br />WHEREAS,general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW,THEREFORE,BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Special Use Permit #97-0008,Storage USA,subject <br />to the following conditions: <br />1.The property shall be developed in substantial conformance with the General Development <br />Plan (GDP)prepared by Bengston,DeBell &Elkin,Ltd.,dated August 16,1996 and last <br />revised on November 7,1996.The maximum development shall be 85,726 square feet.No <br />more than six rental trucks,of a gross vehicle weight between 7,500 pounds and 23,700 <br />pounds,shall be stored on the site at any one time,and shall be stored in those areas so <br />designated on the GDP. <br />2.The site shall be developed in substantial conformance with the following graphic material, <br />to be considered part of the GDP: <br />a)The Landscape Plan,contained on the GDP. <br />b)The Sign Plan. <br />c)The Building Architectural Rendering prepared by Martin Pasco,submitted to the Office <br />of Planning on November 1,1996.The portion of the buildings that front Route 234 <br />shall be constructed of architectural masonry block and shall be of the color identified on <br />this rendering.
