MOTION:CADDIGAN April 15,1997 <br />Regular Meeting <br />SECOND:HILL Ord,No.97-39 <br />RE:REZONING #96-0041,JOHN DAW SON (DUMFRIES MAGISTERIAL <br />DISTRICT) <br />ACTION:APPROVED <br />WHEREAS,this is an application to rezone approximately 2 acres from R-i0, <br />Suburban Residential and B-i,General Business to B-2,Neighborhood Commercial,and the <br />construction of a 2-story building of up to 15,000 square feet,with 48 parking spaces,located <br />on Bradys Hill Road,approximately 130 feet west of its intersection with Old Triangle Road, <br />and on Old Triangle Road,approximately 400 feet north of its intersection with Bradys Hill <br />Road,in the Dumfries Magisterial District;and <br />WHEREAS,staff has reviewed the subject application and recommends <br />rezoning to R~i0,Suburban Residential,as stated in their staff report prepared January 6,1997; <br />and <br />WHEREAS,at its January 22,1997,public hearing,the Planning Commission <br />deferred the public hearing on this application until March 19,1997,and recommends approval, <br />subject to the revised proffers dated March 18,1997,as stated in Res.No.97-033;and <br />WHEREAS,a public hearing,duly advertised in a local newspaper for a period <br />of two weeks,was held on April 15,1997,and interested citizens were heard;and <br />WHEREAS,general welfare and good zoning practice are served by the <br />approval of the application; <br />NOW,THEREFORE,BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve Rezoning #96-004 1,John Dawson,and accepts the <br />proffers dated March 18,1997,and received by the Office of Planning on March 18,1997; <br />BE IT FURTHER ORDAINED that the Board of County Supervisors’ <br />approval and adoption of any conditions or proffers does not relieve the applicant and/or <br />subsequent developers from compliance with the provisions of any applicable ordinances, <br />regulations,or adopted standards.
