MOTION:HILL April 1,1997 <br />Regular Meeting <br />SECOND:JENKINS Ord,No,97-33 <br />RE:DENIAL OF REZONING #96-0028,PARSONS’ENTERPRISES (COLES <br />MAGISTERIAL DISTRICT) <br />ACTION:APPROVED <br />WHEREAS,this is a request to rezone approximately 41 acres from A-i, <br />Agricultural to M-1,Heavy Industrial,The specific use of the property has not been proffered <br />by the applicant.The applicant has,however,submitted a companion special use permit <br />application (Sup #96-27,Parsons’Enterprises)to allow a motor vehicle salvage and disassembly <br />operation that would include crushing and storage of vehicles as well as retail sales of motor <br />vehicle parts.The special use permit is being processed concurrently with this rezoning <br />application.The site is located approximately 0.~mile southeast of the intersection of Route <br />234 and Six Towers Road,in the Coles Magisterial District;and <br />WHEREAS,staff has reviewed the subject application and recommends denial <br />as stated in their staff report prepared January 16,1997;and <br />WHEREAS,the Planning Commission held a public hearing on this item on <br />March 5,1997,and recommended denial as stated in Res.No.97-28;and <br />WHEREAS,a public hearing,duly advertised in a local newspaper for a period <br />of two weeks,was held on April 1,1997,and interested citizens were heard;and <br />WHEREAS,general welfare and good zoning practice are served by the denial <br />of the application; <br />NOW,THEREFORE,BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby deny Rezoning #96-0028,Parsons’Enterprises; <br />BE IT FURTHER ORDAINED that the Board of County Supervisors’ <br />approval and adoption of any proffers does not relieve the applicant and/or subsequent <br />developers from compliance with the provisions of any applicable ordinances,regulations,or <br />adopted standards. <br />Votes: <br />Ayes:Barg,Caddigan,Hill,Jenkins,McQuigg,Seefeldt,Wilbourn <br />Nays:None <br />Absent from Vote:None <br />Absent from Meeting:Thompson <br />For information: <br />Acting Planning Director <br />Mr.Ken Parsons <br />14319 Dumfries Road <br />ManaSSaS,Virginia 22111 <br />CERTIFIED COPY
