MOTION: COVINGTON March 1, 2005 <br />1 Regular Meeting <br />SECOND: NOHE Ord. No. 05-16 <br />RE: REZONING (REZ) #PLN2004-00345, STRINGER PROPERTY 11 - <br />BRENTSVILLE MAGISTERIAL DISTRICT <br />WHEREAS, this is a request to rezone + 25.2 acres from A-1, Agricultural, and <br />B-1, General Business, to PMD, Planned Mixed-use District, to develop a maximum of <br />170,000 square feet of office uses, no more than 25 single-family detached dwelling units, and <br />to allow modifications of buffer standards along the PMD perimeter. The site is located on the <br />north side of Lee Highway, +/-1800 feet east of its intersection with Route 15, and immediately <br />adjacent to the Madison Crescent PMD. The parcels are identified on County maps as GPINs <br />7297-20-7437, 7297-20-3708, and 7296-29-0790 (portion). The site is classified as <br />Community Employment Center (CEC), Semi -Rural Residential SRR), and Environmental <br />Resource (ER) in the Comprehensive Plan; and <br />WHEREAS, staff has reviewed the subject application and recommends <br />approval as stated in the staff report; and <br />WHEREAS, the Planning Commission held a public hearing on this item on <br />February 2, 2005 and recommends approval as stated in Planning Commission Res. No. 05- <br />013; and <br />WHEREAS, a Board of County Supervisors' public hearing, duly advertised in <br />a local newspaper for a period of two weeks, was held on March 1, 2005, and interested <br />citizens were heard; and <br />WHEREAS, general welfare and good zoning practice are served by the <br />approval of the application-, <br />NOW, THEREFORE, BE IT ORDAINED that the Prince William Board of <br />County Supervisors does hereby approve REZ #PLN2004-00345, Stringer Property 11, subject <br />to the proffers dated February 11, 2005; <br />BE IT FURTHER ORDAINED that the Board of County Supervisors' <br />arilf4r s-aVxq=vtt- <br />owners from compliance with the provisions of any applicable ordinances, regulations, or <br />adopted standards. <br />E <br />
